Perfect Ten, a freehold condominium located on Bukit Timah Road in prime District 10, has emerged as the top-performing development regarding new prices between Aug 15 and 22. This achievement was accomplished through the successful sale of a two-bedroom penthouse spanning 753 sq ft by the developer for a staggering $2.765 million, or $3,670 psf, on August 18.
Notably, this transaction surpasses the previous record of $3,585 psf set in September 2022, when the developer sold a 1,227 sq ft unit for $4.4 million. It’s important to note that Perfect Ten is a luxurious residential project developed by CK Asset Holdings, the flagship real estate company of billionaire Li Ka-Shing, headquartered in Hong Kong. The development is currently under construction and will comprise 230 units spread across two 24-storey towers. Among the available units are two-bedroom options ranging from 753 to 797 sq ft and three-bedroom options ranging from 1,227 to 1,281 sq ft. Another new condo that has launched for sale is The Myst at Upper Bukit Timah Road. The Myst is developed by CDL.
The new sales record at Perfect Ten was set by the successful transaction of a 753 sq ft unit for $2.765 million on August 18. The project was initially launched in December 2021, with the developer releasing 115 units in one of the towers for sale. Subsequently, units from the second tower were made available for purchase in September 2022. Based on the current number of caveats lodged, the project has seen a remarkable uptake of 223 units, with an average selling price of $3,044 psf, resulting in a take-up rate of 97%. The completion of the entire development is estimated to be around 2025.
