The Atria at Meyer takes the top spot with its exceptional new psf-price highs from June 9 to 16. A remarkable sale was the 1,475 sq ft, three-bedroom unit on the second floor of this freehold condo situated on the prestigious Meyer Road, fetching an impressive $3.12 million ($2,116 psf) on June 12. Surpassing the previous record set last year, this transaction symbolizes the continuous rise in value within this remarkable development. On April 8, a 1,615 sq ft two-bedroom unit on the 13th floor was sold for an impressive $3.35 million ($2,075 psf).
The Atria at Meyer, a 158-unit development completed in 1996, stands tall with its 24-storey block offering a mix of two- to four-bedroom units ranging from 1,044 sq ft to 2,949 sq ft. Located in the esteemed Marine Parade area, District 15, this condo enjoys a highly-desirable location along Meyer Road, affording its residents breathtaking views of East Coast Park and the sea. Other notable condos include The Seafront on Meyer, Hawaii Tower, the upcoming Meyer Mansion, Meyer Park, and The Meyerise.
Notably, these two transactions are the only resales at The Atria at Meyer that have exceeded the $2,000 psf mark. However, the development has experienced a substantial increase in average transaction prices over the past two decades. In June 2003, the average price per square foot stood at approximately $875 psf, which grew to $1,181 psf in June 2013. Last month, the average price at the condo reached an impressive $2,043 psf.
Remarkably, The Atria at Meyer now stands on equal footing with some of the surrounding freehold condos regarding positive price movement. The Seafront on Meyer, for instance, commands an average price of $2,083 psf, while resale units at Hawaii Tower are currently valued at around $1,760 psf. None, however, have surpassed the price commanded by the upcoming luxury project, Meyer Mansion, standing tall at an impressive $2,747 psf.
Another notable high that week came from Sturdee Residences, with a 420 sq ft, one-bedroom unit on the 17th floor selling for $888,000 ($2,115 psf) on June 15. Previously, a 420 sq ft, one-bedroom unit on the 26th floor had set a new psf-price high at the condo, being sold for $870,000 ($2,072 psf) on April 21.
