On April 13, the sale of a 667 sq ft, two-bedroom unit on the 30th floor at Pullman Residences Newton broke its record and set a new benchmark. The staggering unit fetched $2.35 million ($3,515 psf), surpassing the earlier record set on April 3. A one-bedroom unit of 463 sq ft situated on the 29th floor was sold for $1.62 million ($3,496 psf).
Located in prime District 11, the freehold development–a project by EL Development–consists of 340 units and is only a three-minute walk from the Newton and Novena MRT stations. Investors can choose from an array of one-to-four-bedroom units spanning 463 sq ft to 1,389 sq ft, making it one of the best options in the area for a modern, high-end lifestyle.
The development was launched over the November 9 and 10 weekend in 2019, when 12 units were sold out–a testament to its popularity. Per the developer’s sale report to URA, 78.5% of the project has already been sold as of end-March 2023.
On September 29, 2022, the most expensive unit at Pullman Residences Newton was a four-bedder covering an area of 1,378 sq ft that was snapped up for $4.25 million ($3,083 psf). Over time, the development has seen a progressive surge in average psf, from November 2019’s $2,834 psf to April 2023’s $3,246 psf, a testament to its rising popularity and the sophisticated lifestyle and services it offers.
The Myst is a luxurious and prestigious new launch condo located at 800, 802 Bukit Timah Road. The project will feature 408 residential units.
The surrounding area has several other viable options. These include Kopar Newton and The Atelier, with average psf prices of $2,814 psf and $2,593 psf, respectively, as of April 2023.
The week also saw the resale of a 2,411 sq ft unit on the second floor of The Ladyhill–sold for $7.28 million ($3,019 psf) on April 13–as the second-highest psf-price high. Before this sale, the highest was the resale of a 2,325 sq ft, three-bedroom unit that fetched $6.6 million ($2,839 psf) on April 9, 2010.
The Ladyhill is a prestigious freehold condominium with 55 units at Lady Hill Road in Prime District 10. Developed by SC Global Developments, The Ladyhill offers luxurious three- to four-bedroom units with spacious layouts ranging from 2,239 to 4,499 sq ft.
First launched in 2000, the development saw early success, with units selling at prices ranging from $1,139 to $1,781 psf. The Ladyhill maintained its value, with a three-bedroom unit selling for a record-breaking $2,809 psf in 2010.
As of end-March 2023, the average price at The Ladyhill is $2,525 psf. This is in comparison to surrounding properties such as Sage and Nassim 9 which have average prices of $3,320 psf and $3,296 psf, respectively.
Alternatively, The Lilium, located in District 19 along How Sun Road, holds the record for the lowest price per square foot for a development. Its four-bedroom unit sold for an all-time low of $1,693 psf.
The Lilium, developed by Singhaiyi Group, features 80 units ranging from 699 sq ft to 1,970 sq ft. Approximately 87.5% of units at The Lilium have been sold as of March 2023. The project’s sales increased steadily from July 2021, with the take-up rate reaching 6.5%. The surrounding properties, Bayou Residence and Kensington Square, have average prices of $1,323 psf and $1,487 psf, respectively.
